    From an interview with Rosemarie Turley, Part Owner of Next Door Realty.

    Rosemarie Turley starts by apologising for her lack of voice. She has had none for the past couple of days, but she assures me it isn’t catching. Indeed, as the meeting progresses, it is clear that the only thing about Lance’s client that is infectious is her bubbling enthusiasm and passion for people and property.

    Locally owned and operated Next Door Realty was born nearly 18 months ago, when the owners embraced an exciting opportunity to stamp their own mark on the industry. From the get-go Lance was a part of this process, from initial formation of the company, including set-up and running of financial and accounting systems, to discussion on directors’ agreements, and now this has moved to overseeing business planning and strategy, including tax planning and budget strategies.

    Rosemarie says that it is important to do business with people you can trust, and that you know share the same vision as you do. For Rosemarie and her business partners, this is the desire to help people achieve their property dreams. Whether that be finding the perfect family home, two-bedroom unit by the beach to retire in, or achieving a target sales price when selling. This motivation to offer customers the very best is simple really. “We live here too,” Rosemarie explains, “we love what we do, our community and its people. We are locals and we wouldn’t be anywhere else.”

    In this vibrant and fresh office in the middle of the bustling Papamoa shopping centre, the relaxed team atmosphere is obvious. “We work very well together as a team,” says Rosemarie. “When you use Next Door Realty, you get the benefit of the whole team’s experience.” And with over 70 years’ real estate experience between the team of 9, that is some background to be able to draw upon.

    However, the real advantage in using this new boutique real estate firm in Papamoa is not just in its people, it’s in the flexibility and value for money that they can provide. “Our clients are given advice on all of the marketing options available to them and advised what will work best for them in their particular circumstances. Being an independent agency means that we have lower overhead costs, which enables us to charge lower fees to our vendors, yet still provide the full suite of marketing tools required to sell for maximum value in today’s market. These include; advertising on Trademe, Realestate.co.nz, Next Door Realty websites, Open 2 View, BOP Times’ Property Guide, photo sign boards, shop front window cards, and DLE cards sent around the local area.”  

    “We have had fantastic feedback from people. They like the way that we are with them every step of the way through the sales and purchase process. From the start when we initially meet people selling their home, and we go through their property – we don’t just provide a written appraisal based on sales statistics, we also give advice on what else they could do to improve the chances of selling their property,” she says. “It could be that they need to tidy up their front lawn, or touch-up paint on a fence. But we also check their council file, so it could also be that we recommend that they obtain a permit for their fireplace or new deck. All of these things can slow down a sales process, and it is better that people know these things up-front, rather than become frustrated and surprised when they crop up later on”.

    Rosemarie and the team also provide weekly reports, making sure that vendors are completely up to date with numbers of people through open homes, what marketing occurred and feedback from potential buyers and other team members. “We like to keep our finger on the pulse, making sure that all parties are kept informed,” explains Rosemarie. But even at the end of the process, when a sale is made, vendors are not left on their own. The Next Door team will be there ensuring that the pre-settlement process is completed properly, making sure that any sale and purchase conditions are satisfied and both parties are happy. “Then,” says Rosemarie, “we can all celebrate, knowing we have done the best job we can do, and be satisfied that we leave both the buyer and vendor happy.” What more can be said, but; I’ll toast to that!
